Our price guide shows realistic per-m² and turnkey ranges for Irish modular buildings (€1,200 to €1,800 a m² factory shell, €1,600 to €2,400 a m² insulated and fitted garden rooms, and €2,400 to €3,200 a m² turnkey habitable dwellings, including 13.5% construction VAT on supply and installation), alongside the 27 July 2026 planning exemptions in S.I. Nos. 338 and 340 of 2026.

Household and house-type figures come from CSO Census 2022 table F2007A, town populations from CSO F1015, and heating degree days from Met Éireann's 1991–2020 temperature grid.
